Full Documentation Non-QM Loans

AMS's Full Documentation program brings traditional income verification into a Non-QM framework — offering the documentation familiarity of conventional lending with the flexibility and expanded guidelines that define the Non-QM market. For borrowers with clean, verifiable income who simply don't fit agency boxes due to loan size, property type, or other factors, Full Doc with AMS is the natural solution.

This is also an effective program for brokers whose clients have documentable income but need access to Non-QM property types, higher loan amounts, or more flexible underwriting than Fannie Mae or Freddie Mac allow.

Income Documentation

Standard full documentation applies: W2s, tax returns, and/or business returns depending on employment type. AMS's underwriting team reviews income using standard calculation methodologies, with the added benefit of Non-QM flexibility for factors like employment gaps, self-employment history, and property types.
