Instead of reviewing personal tax returns or employment history, qualification is based entirely on the subject property's income-generating performance — making it one of the most efficient paths to financing rental portfolios at scale.
Whether you're acquiring your first investment property or your fiftieth, the AMS DSCR - Investor Cash Flow program removes the friction of traditional income documentation. If the property cash flows, it qualifies.
How DSCR Qualification Works
DSCR measures the relationship between a property's gross rental income and its total housing expense (PITIA). A DSCR of 1.00 means the property breaks even — rents cover the full mortgage payment. AMS requires a minimum DSCR of 1.00; DSCRs between 0.80 and 0.99 will be considered on an exception basis.
AMS considers the appraisal market rent analysis, executed lease, or both for income calculation. No vacancy factor is applied to the rents.
